One thirty acre lot of land in Epsom laid out to my father John Blake, deceased as a settler and given to me by my Father John Blake's last will, as will fully appear by the said will and to me by the said John Blake's deed of the same land.
[There appears to be an error in the deed of Tabitha Barnard to Titus Philbrick. As in many cases, a prior deed is copied verbatum, as is the case here when Thomas Blake sold this lot to Tabitha Barnard "Rockingham Deeds 121-169 May 7, 1785 - Tabitha Barnard of Ambesbury, MA, Widow to Titus Philbrick of Deerfield, joiner - One thirty acre lot of land in Epsom laid out to my father John Blake, deceased as a settler and given to me by my Father John Blake's last will, as will fully appear by the said will and to me by the said John Blake's deed of the same land." There appears to be no relationship between Thomas and Tabitha having the same father. The only Tabitha Barnard is the Tabitha Colby who married Jonathan Barnard and resided Amesbury, MA, she was born Sept. 20, 1705, married Capt. Jonathan Barnard Oct. 6, 1725, and died May 19, 1787, Amesbury, age 83, buried in Union Cemetery, Amesbury, MA. She has other deeds at Rockingham County.]
